These are the questions homeowners actually type into Google at 11 PM while staring at something broken. Straight answers, no fine-print dodging — with one honest caveat up front: your specific plan agreement is always the authority. Plans differ; read yours.
"Does a home warranty cover HVAC?"
Yes — heating and cooling are the heart of most plans, including ours: heating systems, air conditioning, heat pumps, and ductwork on plans that include systems coverage. This is the single most valuable category, because HVAC failures are the most expensive common repairs in any home.
"Does it cover plumbing?"
Covered plans include the plumbing system and stoppages, toilet tanks and bowls, and the water heater. What's generally NOT covered anywhere in the industry: damage the leak causes to walls and floors (that's homeowners insurance) and pipes broken by roots or outside excavation.
"Does it cover the roof?"
Usually not — but sometimes yes. Full roof replacement is never a warranty item, but some plans (including our VIP tier) include limited roof-leak coverage for detached single-family homes. This is exactly the kind of difference that makes reading your plan worth five minutes.
"Does it cover appliances?"
Mid- and upper-tier plans cover the kitchen fleet — refrigerator, oven/range, dishwasher, built-in microwave, disposal — plus the washer and dryer. Entry plans may cover appliances only or systems only, which is why two neighbors can both "have a home warranty" and have completely different protection.
"What's never covered?"
Industry-wide: pre-existing conditions known and documented before coverage, damage from misuse or lack of maintenance, cosmetic issues, and items still under a manufacturer's warranty. Anyone who promises "everything, always" is selling you a story.
The 5-minute move that prevents every coverage surprise
